The farm buildings and the dwelling house are for sale on an area of approximately 2.5 ha in ownership. In addition, there are about 146 ha under long-term lease from the current sellers and around 20 ha leased from third parties. The purchase of more of the leased land in ownership is negotiable (up to 100 ha). The farm is located in a region where livestock farming is very common.
The well-workable moisture-retaining loam soil is 90% ploughable. In 2025 the cropping plan was as follows: 63 ha maize, 50 ha wheat, 52 ha grassland and 4 ha fallow. Of the 160 ha cultivated, 27 ha are drained and about 50 ha can be irrigated. Irrigation applies to parcels with somewhat lighter soil and guarantees good silage maize, even in dry years.
Parcels:
The parcels are almost all located around the farm buildings; only a few parcels are at a short distance.
A large free-stall barn of 4,000 m² with 200 cubicles. Two Lely A3 “next” milking robots are in use. A hangar for storing hay and straw of 2,500 m².
In total, this farm has 6,500 m² of buildings in good condition; slurry storage pit of 3,780 m³.
There is one large bunker silo for 3,800 m³ of silage and a smaller one for 2,300 m³.
Like many farmers in this region, this farm works with a machinery cooperative (CUMA), where almost all necessary equipment can be rented.
A contractor carries out harvesting, maize silage making, and the spreading of manure and slurry.
The farm’s own tractors and machinery are in good condition (list available on request).
The herd consists of 150 Holstein Friesian dairy cows producing an annual milk output of 1,600,000 litres of milk. In addition, there are 280 head of young stock. Both the dairy cows and the young stock are well above average level. The breeding of animals with excellent pedigree for export is a separate business activity here. The purchase of fewer or other cattle is negotiable, as the current high-quality herd can be easily sold.
The farmhouse of 150 m² is in good condition with double glazing throughout and roller shutters. The central heating runs on fuel oil and there is a fireplace. The living and dining room measure 50 m². The kitchen is modernly equipped. There is also an office and a toilet on the ground floor.
Upstairs there are 4 bedrooms, a bathroom with bath and shower, a smaller bathroom with double washbasin, and a toilet.
There are also outbuildings next to the house with a surface area of 80 m².
The farm is located in the north of the Loire-Atlantique department near the town of Châteaubriant. A village is located less than 2 km from the farm, where all basic necessities can be found. At a distance of 12 km there is a town with facilities such as secondary schools and supermarkets.
