Structure

The company is legally constituted as an EARL, with two partners: a married couple.

Grounds

The total area of the company is 130 hectares.

64 hectares are offered for sale; however, these 64 hectares can also be acquired initially in the form of a long-term lease.

The home plot is approximately 55 hectares, with another 15 hectares located 2.5 km from the farm, a 9.5 hectare block 5 km away, a 4 hectare plot 4 km away, and another 14 hectares 7 km away. These are almost all ploughable plots. 42 hectares are drained.

There are drinking troughs with tap water on all pasture plots.

The cropping plan is approximately 30 hectares of maize, 30 hectares of wheat, 10 hectares of barley, and 10 hectares of rapeseed, with the remainder being grassland. It is possible to grow 10 hectares of alfalfa on a calcareous plot.

The soil type is a good loam soil, there are areas with a high clay content, which are drained.

Very suitable for arable farming with good returns.

Farm buildings

There are many buildings here with a spacious layout and very functional layout.

The cowshed has a surface area of 1200m², with 72 thickly bedded cubicles with insulated floors. The solid-floor walkways have hydraulic manure scrapers that slide over a slatted floor for the thin fraction and then push the remainder onto the spacious 500m² covered manure plate.

A Lely Juno pushes feed onto the feed path; fans, open wooden sidewalls, and numerous light panels ensure a well-controlled climate in the barn.

Delaval 2x 5 milking parlor with automatic feed take-off; and 1 stand Delaval feeder with 2 types of pellets and a dosing pump for propylene glycol.

Next to the cowshed is the 1600m² stable for fattening cattle, with spacious deep litter pens for approximately 180 bulls, featuring automatic windbreak mesh doors. A spacious feeding alley and sturdy fencing are also provided.

Next to this are 2 high straw sheds of 1000m² with storage (flat floor) for grain, soybean meal, etc.

Opposite the sheds is the calf and young cattle barn, with large sliding doors for mucking out. Adjacent to this at the front is a new machine shed, also with enormous sliding doors and a height suitable for tipping.

The workshop is also located here.

Behind the stables is a large 15x65m trench silo for maize with an asphalt floor, and next to it a slightly smaller silo for grass silage.

Material

A list is available upon request; there is a lot of new and large equipment, but contract work is also currently being done. So, not everything needs to be taken over.

Livestock

There’s a wonderful herd of 50 PrimHolstein cows and approximately 40 young stock here. It’s a beautiful herd with high-quality genetics, registered with the UPRA (European Agricultural Dairy Association), with an annual average of 11,000 liters at milk production. Currently, Sodiaal has a milk production reference of 502,000 liters, but an additional 300,000 liters are available for a young herd upon installation.

Residential house

A good home is situated at the front of the business, with a living room, semi-open kitchen, office, three bedrooms, a toilet, and a bathroom with a walk-in shower, all on the ground floor. The attic could potentially be converted into more bedrooms.

Diesel central heating, a somewhat old-fashioned but solidly built house with plenty of space.

Environment/location

Right next to the company is a neighboring house, belonging to the current owner’s family; it is out of sight.

The farm is located 2 km from the village, and 7 km to a slightly larger town with a supermarket, primary and secondary school, general practitioner and veterinarian, cooperative, tractor dealer, etc.

Alençon is 30 km away. This city also has all the major supermarkets, a hospital, universities, a cinema, a theater, and more.

The distance to Breda is less than 600 km, so you can avoid the hustle and bustle of Paris!

Company allowance

The total allowance for the company was approximately €40,000 in 2022.

For 64 hectares of land, the farm buildings and the house on 2 hectares of land; the dairy herd; some of the equipment; the drainage and lease transfer of 64 hectares; and the 130 allowances.
