Structure

This modern sheep farm is operated as a GAEC (Groupement Agricole d’Exploitation en Commun – Agricultural Collective) and is owned by a couple. The farm buildings, farmhouse and 100 hectares of land are fully privately owned. The structure allows for a smooth and transparent transfer, including all essential elements for an immediate continuation of the activity.

Grounds

The farm includes 123 hectares, of which 102 hectares are own proprety and 21 hectares are leased from a single owner. All parcels are located in one contiguous block around the buildings, ensuring logical and efficient farm management.
The land consists entirely of permanent grassland with a rich proportion of clover and vetch, contributing to a natural protein supply and soil health. Almost all plots are equipped with water; most via a private spring – a major economic advantage. Everything is fenced with sheep netting, ready for grazing.

Farm buildings

The farm infrastructure is complete, spacious, and well designed:

  • Lambing shed and treatment area of approx. 700 m²
    There are simple individual pens for the ewes with the youngest lambs, followed by group pens with 2 automatic lamb feeders. This area also contains the catching and treatment aisles, including a Veno Ovibus treatment conveyor for quick and safe handling, weighing, vaccinating and hoof trimming – allowing one person to do the work.
  • Attached is a bright wooden sheep shed of approx. 1,580 m², this is the main barn with various group pens, frost-free drinking troughs, hay racks, etc.
  • Two barns with solar panels, each 700 m², one currently used as a sheep shed and the other largely for storing hay and straw. The barns are owned by the company that installed the solar panels in 2018. All electrical cables are underground. The usage contract still runs for 22 years, after which the barns will become full property of the farm.
  • Traditional stone barn of approx. 230 m², used for storage.
  • Concrete slab available for temporary manure storage when the land is too wet.

High-quality wrapped silage is used, ensuring constant feed quality and low concentrate costs. The spacious storage facilities allow efficient feed storage, including hay, straw and bales.

The available equipment includes among others:

The baler and large flatbed trailer are rented from a professional local agricultural dealer with a large, well-maintained machinery fleet.
There is also regular collaboration with the CUMA for, among other things, a wrapper and manure spreader.

Livestock

The farm has 700 Bel-Tex ewes with high genetic value, selected from Dutch Texels and carriers of the Booroola gene.
These ewes have high average fertility and strong muscling. About 35% of the carcasses are classified in the E-grade, and 60% in the U-grade. This results in high yield per animal, enhancing the farm’s profitability.
In addition to regular production, breeding rams are also sold.

High-quality wrapped silage ensures consistent feed quality and low concentrate costs. The combination of genetics, nutrition, and housing delivers excellent technical performance.

Residential house

The charming house is located on a private courtyard, separate from the barns, and offers comfort and authenticity. The house has been largely renovated with recent window frames and double glazing.
Ground floor layout: spacious farmhouse kitchen with adjoining pantry, cosy living room, office, bedroom, shower and toilet.
Upstairs: 3 bedrooms; bathroom with bathtub and toilet.
The house is heated by central gas heating, supplemented by a large wood stove and a characteristic Nobel gas stove used in winter for both cooking and heating.
Outside is a covered terrace with outdoor kitchen and a small lake in front of the house for fishing or swimming.

Environment/location

The farm is located in the beautiful, gently rolling countryside of the Bourbonnais, bordered by hedgerows and trees that provide natural shade for the livestock. There is no through traffic, the farm is accessed via a private road. The village is only a 5-minute drive and offers a bakery, small supermarket, pharmacy, restaurant and primary school.
At 13 km lies a larger medieval town with a secondary school and several supermarkets. The city of Moulins, capital of the Allier, is 35 km away and easily accessible.
Distance to Breda: approx. 720 km.
