Structure

The farm is managed by a couple with 2 employees.

Grounds

The farm comprises 78 ha of land in full ownership, with the remainder under lease.
Most of the parcels are adjacent to the farm buildings or located within 500 m, making them ideal for grazing. Part of the land is fenced with sheep fencing and the rest with fencing suitable for beef cattle.
There is one large block of 70 ha of leased land located 13 km away; this block is also fully fenced. Approximately 15% of this area is not suitable for mechanised work due to slopes. Around the farm buildings, the land is flat or gently undulating.
The current cropping plan consists of 100% grassland, but it would be possible to grow cereals and maize, subject to proper regulatory approval.
The soil is sandy loam with good yields, particularly for grass production; thanks to regular manure application, the soil is rich in humus. The farm is certified organic.

Farm buildings

The original buildings consist of several connected structures:
780 m² are used for young stock and bull pens, and 850 m² serve as the sheep barn.
There is a 400 m² straw shed with a lean-to for the rams, as well as a 30 Ă— 10 m tunnel for equipment storage.
A recent 2,200 m² building equipped with solar panels houses a very spacious cattle barn, with feed barriers, divided into several sections, partitions, calf feeding stations, and a wide feed alley used for storing straw and hay. This building is currently owned by the energy company and will become the farmer’s full property in 2035.
On the other side of the road is the 76 m² cheese dairy, only 5 years old, fully compliant with regulations and very practical to work in. The 40,000 litres of sheep’s milk are processed into tomme, blue cheese, feta, yoghurt, etc. Production is sold from March to September directly at two local markets and also supplied to nearby shops.
In a stone barn, a cellar has been created for cheese maturation; the cheeses are then sold during the winter period. During this time, there are no market sales.

Material

A detailed machinery list is available on request and includes 3 tractors, front and rear mowers, a baler, all hay-making equipment, a livestock trailer, etc.
There is also a self-propelled forage wagon used for feeding fresh grass.
All cheese-making equipment, the refrigerated display unit and the refrigerated vehicle are included.

Livestock

The cattle herd consists of 120 Aubrac cows with high genetic value, registered in the herd book. There is also an annual replacement of 40 head of young stock per age category; 6 high-quality breeding bulls are used.
There are approximately 120 Lacaune dairy ewes milked in a 4-year-old milking parlour: a DeLaval block, one pit with 12 stalls, feeding system and rapid exit. Milking is completed in 45 minutes. The choice was made to milk once a day. During the 3 winter months, all ewes are dry, with no milking or cheese production. Higher production would be possible, as the cheese dairy has sufficient capacity and market outlets.
One of the employees is fully dedicated to the cheese dairy and can also carry out milking if required; she could also take responsibility for market sales.

Residential house

Close to the farm is a house owned by a third party, currently for sale at €147,000. This would be ideal accommodation for the farm.
A second house is located a little further away, built by the current farmer; this is not included in the sale at this stage.

Environment/location

The house is located close to a tourist town with all amenities: primary schools, secondary school, large sports complex, swimming pool, etc.
The larger town of Moulins is 24 km away and offers higher education, a hospital, cinema, large supermarkets, DIY stores, etc.
